What should a VA buyer know about buying in Southwest Florida?

Three things: Florida can reduce or eliminate property tax for qualifying disabled veterans; the VA funding fee is waived for veterans with a service-connected disability rating of 10% or more; and many Southwest Florida condos aren't VA-approved, so check the condo before you tour it.

Property-tax exemptions

A veteran with a service-connected, total and permanent disability can receive a full homestead exemption (Fla. Stat. §196.081). Other exemptions apply at lower ratings and stack with the standard homestead exemption. File with the county property appraiser, generally by March 1.

Funding-fee waiver

The VA funding fee is waived for veterans receiving VA disability compensation at 10% or higher, and for some surviving spouses and active-duty Purple Heart recipients. Confirm your status in writing early.

Condo approval

The VA must approve the condo project itself. High windstorm deductibles, association litigation or a right of first refusal can keep a project off the list. I check the list before I send you a condo.

Appraisal vs. inspection: why you want both

The VA appraisal checks value and the VA's minimum property requirements. It isn't a home inspection, and neither one tells you whether an insurer will write the house. In Southwest Florida, roof age is the usual reason carriers decline. No policy means no loan, so we ask early on every property.

  • Certificate of Eligibility and entitlement confirmed
  • Lender with VA experience (your choice of lender)
  • Flood zone pulled and flood + homeowners insurance quoted before you offer
  • Seawall inspected separately if the home is on the water
  • Your property-tax exemption route identified and the March 1 deadline on the calendar

Can I use a VA loan on a waterfront home?

Yes, if the home meets VA minimum property requirements and appraises. Budget for flood insurance and a separate seawall inspection.

Do sellers pay my closing costs on a VA loan?

Sellers may agree to pay some costs; VA rules limit certain seller concessions. How much is negotiable depends on the market and the property, and your lender will confirm what's allowed.

Do I have to use your mortgage services?

No. You can choose any lender. Many buyers compare two or three VA-experienced lenders.
