Match the manager to the strategy

How Management Needs Differ by Rental Strategy

Long-term rentals

Leasing, tenant screening, rent collection, renewals, inspections and maintenance coordination over a lease of a year or more.

Furnished monthly rentals

More frequent turnover, furniture and inventory checks, utility handling and cleaning between tenants.

Seasonal & vacation rentals

Guest inquiries, marketing, booking calendars, cleaning between stays, rental-tax and registration coordination, and fast response to guests.

Small multifamily

Several tenants and leases at once, shared systems, unit turnovers and clear owner reporting per unit.

Services an independent partner may offer

Depending on the provider and your agreement with them: tenant or guest inquiries, marketing, leasing, screening, rent collection, owner statements, maintenance coordination, cleaning, after-hours emergency response, registration and tax coordination, and inspections. These are services of the partner you choose, not services my team delivers.

Different services, different providers

Property Management Is Not the Same as…

Home watch

Periodic visual checks of a vacant home, often for seasonal owners. No leasing or rent collection.

Cleaning or maintenance

Single services you can hire directly; they do not manage tenants or bookings.

Community association management

Managing an HOA or condominium association is a separate field with its own Florida license (DBPR CAM FAQs). It does not cover managing your individual rental unit.

FAQs

Property Management FAQs

Do you manage rental properties?

No. I am your real estate advisor and referral contact. Management is provided by independent partners under their own agreements with you.

What does an introduction cost?

Ask me about this when we talk, and ask each provider about their own fees and any referral arrangements before you sign. All management fees are set by the provider, not by me.

What is the difference between vacation and annual management?

Vacation management focuses on bookings, guests, cleaning and taxes on short stays. Annual management focuses on leasing, screening, rent collection and maintenance during a longer lease.

I live out of state or abroad. Can this work?

Yes. Many owners manage remotely through a local partner, clear owner statements and an agreed repair approval limit.

Can I change managers?

Usually, subject to your current contract’s cancellation terms. Plan how deposits, leases, bookings and records will be handed over.

I haven’t bought yet. Should I talk to a manager first?

It helps. A manager’s view of rents, rules and costs can shape what you buy. Start with the Investors page or use a target area in the form below.
