The four kinds of water
What's the difference between Gulf access and freshwater in Cape Coral?
Gulf-access canals connect by boat to the Caloosahatchee River and the Gulf of Mexico. Freshwater canals are waterfront but have no boat route to the Gulf. "Sailboat" or "direct" access means no fixed bridges between your dock and open water.

Don't compare a home in one class with a home in another and call one a bargain. They are different products. If you don't own a boat, freshwater is often the better buy: lower prices and typically lower insurance.
Before you offer
Five things to check on any Cape Coral canal home

Bridges
Count the fixed bridges on the actual route and find the lowest clearance, and at which tide. Published clearances usually assume mean high water. At a king tide you can lose a foot or more.

Depth
Canals silt in. The controlling depth at mean low water on the whole route decides when you can leave the dock. Ask about it, and never assume it.

Seawall
It becomes yours at closing. A standard home inspection doesn't assess it, so order a separate marine-contractor inspection.

Flood zone & elevation
Most Cape Coral properties sit in a FEMA flood zone. Pull the elevation certificate and get a real flood quote. Ask the City how the 50% substantial-damage rule applies.

Dock, lift & permits
Verify permits with the City. Compare the lift's capacity with your boat's fueled, loaded weight.
Local update: the City of Cape Coral removed the Chiquita Lock on the Southwest Spreader in 2025. Routes that used to require locking through are now open, but bridge clearances on each route still apply.

Do I need flood insurance on a Cape Coral waterfront home?
If you have a mortgage and the home is in a high-risk FEMA flood zone, your lender will require it. Even where it's optional, most waterfront buyers carry it. Get a quote on the specific property before you offer, since premiums vary widely with elevation.
How does a seawall inspection work?
A licensed marine contractor checks the wall, cap, tiebacks and the soil behind it for cracking, bowing, rust staining and washout, then gives you a written condition report and estimate. Schedule it inside your inspection period. A standard home inspection doesn't cover it.
Is Gulf access worth the premium?
Only if you'll use it. Gulf-access and riverfront homes typically cost more to buy and insure than comparable inland homes. If you don't boat, freshwater often gives you the water lifestyle for less.
Will my boat fit under the bridges?
