Know what you are buying

Vacation, Seasonal, Furnished Monthly or Turnkey?

This page is about buying an investment property. Rentals you can live in are listed separately and labeled FOR RENT. Four ownership models are often mixed up:

Vacation rentals

Stays of days or weeks where local rules and the association allow them. They usually need state licensing, rental-tax registration and active guest management.

Seasonal rentals

Furnished stays of one to several months, often in winter. Association minimum-lease rules frequently decide whether this works.

Furnished monthly housing

Stays of a month or more for traveling professionals and relocating families. A stay longer than 30 days is not automatically tax-exempt; Florida generally taxes rentals of six months or less unless an exemption applies.

Turnkey purchases

A property sold with furniture and equipment so it can be used quickly. “Turnkey” describes contents and readiness, not legal permission to rent.

Furnished, turnkey and approved for short-term rental are three different things. Before you write an offer, verify the furniture inventory and exclusions, the operating condition of appliances and systems, the rental permissions for that exact property, and whether any bookings, booking accounts or business assets are transferred. Licenses and registrations generally do not transfer automatically to a new owner.

Rules differ by city. The City of Cape Coral, for example, requires annual registration of residential rental properties starting January 1, 2026, with different fees for rentals of six months or less (City of Cape Coral). Other cities and counties have their own rules, so we verify them for each property.

FAQs

Short-Term Rental & Turnkey FAQs

Does “turnkey” mean I can rent the home short-term?

No. Turnkey describes the furniture and readiness. Whether you can rent for days, weeks or months depends on local rules and the association documents for that property.

Do licenses and bookings transfer to me?

Generally you should expect to apply for your own registrations and licenses. Existing bookings, deposits and booking accounts only transfer if the contract says so.

Are monthly furnished rentals tax-free?

Not automatically. Florida generally taxes rentals of six months or less, with specific exemptions. Review the lease terms with a tax professional.

Can I use the property myself part of the year?

Usually yes, but personal use reduces rentable weeks. We plan your ownership goals and budget around that from the start.

Do you manage vacation rentals?

No. I do not offer property management. I can connect you with reliable property management partners.
